AN 'incredibly rare and exciting opportunity' to buy a large area of upland in the Yorkshire Dales for £1.2m is expected to fire the imagination of potential buyers.

Formerly part of Cosh Farm, one of the most remote properties in Halton Gill, Littondale, the 759- acres include a derelict cow byre, the relic boundaries of former hay meadows, and walled allotments. Running east to west in the valley bottom is the remains of a former drove road once linking Cosh to the lower reaches of Littondale.

Comprising peat moorland and hill, and located at the foot of Penyghent, the rare sale offers natural capital, amenity, biodiversity, and environmental opportunities, says agents Savills.

The land also benefits from the income of a Higher Tier Countryside Stewardship Scheme which currently generates £22,450 per year. There is also a range of red list flora and fauna, which presents potential for biodiversity enhancement, while extensive areas of carbon busting deep peat have been subject to restoration through agri-environment schemes over the last 20 years.

Cosh Beck rises on the land, before flowing west to east through the central valley and onwards to join the River Skirfare and eventually the River Wharfe. From the watercourse the land rises steeply opening out onto the plateau of heather moorland and rising hills. There is also a small copse of mature conifer trees, providing a natural shelter belt for a range of wildlife.

Will Douglas, director in the rural agency team at Savills in York, whose team is handling the sale, said: “The availability of this land represents an incredibly rare opportunity, and a very exciting one at that. In addition to the natural capital, amenity, biodiversity and environmental opportunities that the land offers, there is significant potential for further enhancement through reprofiling, grip blocking, and re-vegetating.

"There is also potential revenue through peatland carbon credits and there is the possibility of lucrative opportunities through natural flood management. This is a sale we suspect will capture the imagination of many interested buyers.”
